Our Team Pays Attention To Critical Details Such As Attic Ventilation Calculations

Picture
Often our conversations at the office end up being the inspiration for our content, today was no exception. Pictured above is Roger Bailey, one of our seasoned roofing consultants. We don't call our team "salesmen" because that's not who they/we are or how we function. Our team educates and consults, we are not trying to sell you things you don't need. Steve, Roger and Pat all worked as roofers before entering different phases of their careers. They are not car or vacuum sales people that have moved into roofing sales to make a large commission on an over inflated priced contract at your expense. They utilize their experience to help guide you to the most effective and economic solution.

Today's conversation was centered around ridge vent and attic calculation. We personally know peers in the industry that have very reputable companies that believe attic ventilation is not their responsibility! They want to replace the roof and ask you to hire a company that specializes in that. We think that's absolutely crazy. If the intake and exhaust are not correct not only can you reduce the life span of your roof, you potentially create an attic environment that produces mold or excessive temperatures that affect your homes comfort or energy bills.

This morning Roger was on his ventilation calculator dialing in a system for an upcoming project. This metal roofing project will require all new soffit vents and a ridge vent as well as closing up the existing gable vents.  It feels really good to know that we don't short cut this critical step in protecting homes and families in the Puget Sound. The Hidden Dangers of Pressure Washing Your Roof: Why It Should Be Avoided At All Costs

6/27/2023

1. Introduction: The Risks of Pressure Washing Your Roof

Pressure washing has become a popular method for cleaning various surfaces, including roofs. It may seem like an efficient and effective way to remove dirt, moss, and debris from your roof, but it comes with hidden dangers that should not be taken lightly. While pressure washing can give your roof a pristine appearance, it can also cause serious damage that can lead to costly repairs. In this blog, we will explore the risks associated with pressure washing your roof and why it should be avoided at all costs. It is crucial to understand the potential consequences before considering this cleaning method.
2. Understanding the Potential Damage

Pressure washing your roof may seem like a quick and effective way to remove dirt and debris, but it can actually cause significant damage. Here are some potential risks and consequences that you need to be aware of:

1. Roof Shingle Damage: The forceful spray of a pressure washer can lift and dislodge roof shingles, leading to leaks and water damage. This can compromise the integrity of your roof and require costly repairs or even a full roof replacement.

2. Water Intrusion: The high-pressure water stream can penetrate beneath the shingles and seep into the underlying layers, including the roof deck and insulation. This can lead to moisture buildup, rot, and mold growth, which not only affects the structural integrity of your roof but also poses health risks to you and your family.

3. Loss of Granules: Roof shingles are coated with protective granules that help to reflect sunlight and prolong their lifespan. Pressure washing can strip away these granules, leaving the shingles vulnerable to UV damage, premature aging, and deterioration.

4. Weakened Seals and Flashing: The powerful stream of water can loosen or damage the seals and flashing around vents, chimneys, and skylights. This can create entry points for water to seep into your home, causing internal damage and potential structural issues.

5. Voided Warranty: Most roofing manufacturers explicitly state in their warranties that pressure washing can void the warranty. This means that if any damage occurs due to pressure washing, you will be solely responsible for the repair costs.

6. Safety Hazards: Pressure washing your roof can be dangerous, especially if you are not experienced or properly trained. Climbing ladders, maneuvering the equipment, and operating the high-pressure spray can lead to accidents, falls, and personal injuries.

Considering these potential risks and consequences, it is clear why pressure washing your roof should be avoided. Instead, opt for safer and more gentle methods of roof cleaning, such as low-pressure washing, soft washing, or hiring professional roof cleaners who use safe techniques and specialized equipment.

By understanding the potential damage that pressure washing can cause, you can make an informed decision to protect the longevity and structural integrity of your roof. Remember, prevention is always better than costly repairs.
3. The Fragility of Roofing Materials

The fragility of roofing materials is a crucial factor to consider when it comes to roof maintenance and repair. Different types of roofing materials have varying levels of durability, and understanding their fragility can help homeowners make informed decisions about roof cleaning and maintenance methods.

1. Asphalt Shingles:
Asphalt shingles, which are the most commonly used roofing material, are relatively durable but still require caution during roof maintenance. Excessive foot traffic or pressure washing can cause damage to the granules on the shingles' surface, compromising their protective function and reducing their lifespan.

2. Wood Shingles and Shakes:
Wood shingles and shakes can be more fragile compared to other roofing materials. They are susceptible to rot, moisture damage, and mold growth. Using excessive force during cleaning or applying too much pressure can cause breakage, splitting, or cracking of the wood, leading to leaks and further deterioration.

3. Tile and Slate Roofing:
Tile and slate roofs are known for their durability and longevity. However, individual tiles or slate pieces can still be fragile and prone to breakage if improperly handled. Walking on these roofs without caution can result in cracks or dislodged tiles. Pressure washing should be avoided as it can cause damage to the tiles or dislodge them from their position.

4. Metal Roofing:
Metal roofs are known for their strength and resistance to weather elements. However, it is important to note that they can be susceptible to denting and scratching. Care should be taken when walking on a metal roof, as excessive weight or sharp objects can cause damage to the surface.

5. Flat Roofing Systems:
Flat roofs are commonly made from single-ply membranes, such as EPDM or TPO. These materials are generally durable, but they can be punctured or damaged by sharp objects or excessive force during maintenance or cleaning. It is important to consult a professional for proper cleaning and maintenance methods to avoid compromising the integrity of the membrane.

To ensure the longevity and structural integrity of your roofing materials, it is recommended to follow manufacturer guidelines for maintenance and cleaning. Regular inspections by professionals can help identify potential issues and address them before they escalate into larger problems.

By understanding the fragility of different roofing materials, homeowners can make informed decisions when it comes to roof maintenance, repairs, and cleaning methods. Taking proper care of your roof can extend its lifespan and protect your investment in your home.
4. The Risk of Water Intrusion and Leaks

Water intrusion and leaks pose significant risks to the structural integrity and interior of a building. Pressure washing your roof can potentially create vulnerabilities that lead to water intrusion and leaks. Here are some of the risks associated with water intrusion and leaks:

1. Compromised Roofing Materials: The forceful spray of water during pressure washing can loosen or dislodge roofing materials such as shingles, tiles, or membranes. This can create gaps or cracks that allow water to seep through and cause damage to the underlying structure.

2. Weakened Roofing System: Pressure washing can strip away the protective coatings or sealants on roofing materials, leaving them exposed to the elements. Without proper protection, roofing materials can deteriorate faster, making them more susceptible to water intrusion and leaks.

3. Damage to Flashing and Sealants: Pressure washing can damage or dislodge flashing, which is crucial for preventing water from entering gaps around chimneys, vents, or skylights. Additionally, the force of the water can weaken or remove sealants that provide a watertight barrier on the roof's edges and joints.

4. Blocked Gutters and Downspouts: Pressure washing can dislodge debris or loosen granules from roofing materials, leading to clogged gutters and downspouts. When water cannot flow freely away from the roof, it can pool or overflow, causing water to seep into the building's interior.

5. Interior Water Damage: Water intrusion and leaks can result in extensive damage to the interior of a building. Moisture can seep into walls, ceilings, and insulation, leading to mold growth, rot, and structural damage. These issues can compromise the safety and liveability of the space.

6. Increased Maintenance and Repair Costs: The risks of water intrusion and leaks are not limited to immediate damage. If left unresolved, these issues can escalate and require costly repairs. Additionally, water damage may not be covered by insurance if it is determined that improper maintenance, such as pressure washing, contributed to the problem.

To avoid the risks of water intrusion and leaks, it is recommended to avoid pressure washing your roof. Instead, opt for safer and more appropriate methods of cleaning and maintenance, such as gentle brushing or hiring professional roof cleaners who utilize non-invasive techniques.

Regular roof inspections, prompt repairs, and adherence to manufacturer guidelines for maintenance and cleaning can help mitigate the risks of water intrusion and maintain the longevity of your roof. Investing in proper care and maintenance will protect your property and ensure a safe and secure living environment.
5. Damage to Surrounding Structures

Pressure washing your roof can cause damage to the surrounding structures of your property. Here are some of the potential risks and damages that can occur:

1. Cracked Windows and Damaged Siding: The forceful spray of water during pressure washing can cause windows to crack or break. Additionally, water can seep behind the siding and cause damage, leading to costly repairs.

2. Weakened Paint and Stain: Pressure washing can strip away paint or stain from the exterior surfaces of your property. This can result in a faded or uneven appearance, requiring repainting or restaining to restore the aesthetic appeal.

3. Damage to Landscaping: The powerful spray of water can dislodge or damage plants, flowers, and shrubs near the roof. Pressure washing can also wash away topsoil, leaving your landscaping vulnerable to erosion.

4. Deterioration of Masonry and Brickwork: If your property has masonry or brickwork, pressure washing can cause the mortar between the bricks to deteriorate. This can weaken the structural integrity of walls and result in costly repairs.

5. Erosion of Surfaces: Pressure washing can erode certain surfaces, especially if they are made of delicate materials such as wood, soft stone, or stucco. This erosion can lead to a loss of texture or even structural damage.

To avoid these damages, it is recommended to refrain from pressure washing the surrounding structures of your property. Instead, consider alternative cleaning methods such as gentle washing with a hose, using a soft-bristle brush, or hiring professionals who specialize in safe and non-invasive cleaning techniques.

By taking these precautions, you can protect the integrity of your property's surrounding structures and avoid unnecessary repair costs. Remember to always consult with professionals and follow manufacturer guidelines for cleaning and maintenance to ensure the longevity and safety of your property.
6. The Importance of Professional Roof Cleaning Services

Professional roof cleaning services are crucial for maintaining the integrity and longevity of your roof. While pressure washing may seem like a quick and cost-effective solution, it can lead to serious damage and risks. Here are some reasons why professional roof cleaning services should be prioritized:

1. Preventing Damage: Professional roof cleaners have the expertise and knowledge to identify and address any underlying issues with your roof. They can identify signs of damage, such as cracked or loose tiles, and provide necessary repairs to prevent further deterioration. Unlike pressure washing, which can cause structural damage, professional roof cleaning methods are specifically designed to protect your roof.

2. Ensuring Safety: Climbing onto the roof can be risky, especially for individuals without proper training and equipment. Professional roof cleaners are experienced in working at heights and follow safety protocols to minimize the risk of accidents or injuries. By hiring professionals, you can avoid the potential dangers associated with DIY roof cleaning or relying on inexperienced individuals.

3. Extending Roof Lifespan: Regular roof cleaning can significantly extend the lifespan of your roof. Accumulated dirt, debris, and moss can lead to moisture retention, which can weaken the roof's structure and promote the growth of mold and mildew. Professional cleaners use specialized techniques and tools to remove these contaminants safely, ensuring that your roof remains in optimal condition for years to come.

4. Improving Energy Efficiency: A clean roof reflects more sunlight, reducing the heat absorption and ultimately lowering your energy costs. Professional roof cleaning services help remove dark stains, algae, and moss, which can trap heat and increase the thermal load on your home. By maintaining a clean roof, you can enhance the energy efficiency of your property.

5. Enhancing Curb Appeal: The appearance of your roof plays a significant role in the overall curb appeal of your home. A clean and well-maintained roof improves the aesthetic appeal of your property, making it more attractive to potential buyers or visitors. Professional roof cleaning services can restore the original color and beauty of your roof, enhancing the overall value of your home.

In conclusion, professional roof cleaning services offer numerous benefits that outweigh the risks and damages associated with pressure washing. By opting for professional cleaning, you can protect your roof, ensure safety, extend its lifespan, improve energy efficiency, and enhance the curb appeal of your property. It is recommended to seek professional assistance to maintain a clean and well-maintained roof.

7. Preserving the Longevity and Integrity of Your Roof

Taking proper care of your roof is crucial for its longevity and integrity. While roof cleaning may seem like a simple task, it requires careful consideration of the methods and techniques used. Here are some tips to help preserve the longevity and integrity of your roof:

1. Regular Roof Inspections: Schedule regular roof inspections by a professional to identify any potential issues or damage. A professional roofer can assess the condition of your roof, identify leaks, loose shingles, or other signs of damage, and recommend necessary repairs or maintenance.

2. Proper Maintenance: Regularly clean your roof to remove debris, leaves, and other materials that can accumulate and cause water pooling. This can lead to roof damage and even leaks. Use a soft broom or brush to gently sweep away debris, taking care not to damage the shingles or tiles.

3. Avoid Pressure Washing: While pressure washing may seem like a quick and efficient solution, it can actually cause more harm than good. High-pressure water can loosen or dislodge shingles, leading to leaks and further damage. Instead, opt for gentler cleaning methods such as using a low-pressure hose or employing professional roof cleaning services.

4. Address Moss and Algae Growth: Moss and algae can grow on roofs, especially in areas with high humidity or shade. These organisms can deteriorate the roof's surface and trap moisture, leading to further damage. If you notice moss or algae growth, consult a professional to safely remove them using appropriate cleaning solutions or treatments.

5. Trim Overhanging Trees: Overhanging branches can rub against the roof surface, causing damage to shingles or tiles. Additionally, falling branches or leaves can accumulate on the roof and lead to water pooling. Regularly trim any overhanging branches to prevent damage and maintain the integrity of your roof.

6. Promptly Address Repairs: If you notice any signs of roof damage, such as leaks, missing or damaged shingles, or sagging areas, address them promptly. Ignoring these issues can lead to more extensive damage and costly repairs in the future. Consult a professional roofer for proper repair and maintenance guidance.

7. Ensure Proper Ventilation: Proper roof ventilation is essential for maintaining the longevity of the roof. It allows air to circulate, preventing moisture buildup and reducing the risk of damage caused by condensation. Consult a professional to ensure your roof has adequate ventilation.

By following these tips and seeking professional assistance when needed, you can preserve the longevity and integrity of your roof. Regular maintenance, prompt repairs, and appropriate cleaning methods will help ensure that your roof remains in optimal condition for years to come.
8. Conclusion: Prioritizing Safety and Preservation

When it comes to roof cleaning, safety and preservation should be the top priorities. By following the tips mentioned in this section, you can ensure the longevity and integrity of your roof. Regular inspections, proper maintenance, and prompt repairs are essential in preventing extensive damage.

Avoid the temptation to pressure wash your roof, as this can cause more harm than good. Opt for gentler cleaning methods such as using a low-pressure hose or hiring professional roof cleaning services. Additionally, address moss and algae growth promptly to prevent further damage to the roof's surface.

Trimming overhanging trees and ensuring proper ventilation are also crucial steps in maintaining the safety and preservation of your roof. Overhanging branches can cause damage, while proper ventilation prevents moisture buildup and condensation.

By prioritizing safety and preservation, you can avoid costly repairs and ensure that your roof remains in optimal condition for years to come. Consult a professional roofer for any necessary repairs or maintenance guidance, as they have the expertise to properly assess and address any issues.

Remember, a well-maintained roof not only preserves the aesthetic appeal of your home but also protects it from potential water damage and other issues. Take the time to prioritize safety and preservation, and you'll enjoy the benefits of a durable and long-lasting roof.

McMains Roofing Transforms Home With New Malarkey Roofing System

We are at it again transforming a home exterior in Tacoma, WA. This particular job has a worn 25 year old asphalt shingle roof that is ready to be replaced. We like the fact that the homeowners didn't wait until it was leaking to get it replaced. After getting 4 estimates from local Tacoma roofing contractors they chose us as their roofing service provider. Good news for them and us!

A New Eco Friendly Roofing System

We are replacing the existing roof with a new eco friendly roofing system. The Malarkey Roofing shingles we are installing are made from upcycled tires and milk jugs which are diverted from landfills and added to the asphalt they use on their shingles. This is called their NEXGen asphalt. It is a "modified" or "rubberized" product that allows it to retain granules better than standard or oxidized asphalt. This extends the life of the shingle.

In addition the Malarkey Highlander has a special granule made by 3M that pulls pollutions out of the air and cleans it, returning to the ground through rain water in a clean form. A 3,000 square foot roof is the equivalent of planting 3 trees in terms of what it does for air quality. Such a great product to help our ecosystem.

Before & After

We just had this job loaded on 6/27/23 and have some great before photos, stay tuned for after photos to see the transformation.

The Advantages of Metal Roofing: Why More Homeowners Are Making The Switch

Tacoma Home Owners Are Buying Metal Roofs In Record Numbers

Metal Roof In Tacoma
Are you a homeowner who is considering a new roof? If so, you may be wondering whether metal roofing is the right choice for you. In recent years, metal roofing has become increasingly popular among homeowners for a number of reasons. At McMains Roofing we have installed tens of thousands of square feet of metal roofing in the Puget Sound.

Metal roofing is durable, attractive, and provides excellent protection against the elements. It is also eco-friendly, fire resistant, and easy to maintain. If you are looking for a roofing material that will offer all of these benefits and more, then metal roofing is the perfect choice for you.

Keep reading to learn more about the advantages of metal roofing and why more and more homeowners are making the switch.

The Advantages of Metal Roofing

  • Metal roofs offer homeowners a number of advantages. These advantages make metal an appealing choice for many homeowners. Some of the advantages of metal roofing include:
  • Durability – Metal roofing is very durable and can last for decades if properly maintained. It is also resistant to many weather conditions such as rain, hail, snow, and wind.
  • Cost Effective – Metal roofs are usually less expensive than other roofing materials when taking into consideration they last as long as 2-3 asphalt shingle roofs. They also require less maintenance and usually result in lower energy bills as compared to other materials.
  • Attractive – Metal roofing is available in a wide variety of colors and styles. This allows homeowners to customize the look of their home and also increase its value.
  • Eco-Friendly – Metal roofing is a green choice as it can be recycled.
  • Fire Resistance – Metal roofing offers excellent protection against fire hazards.
  • Easy Maintenance – Metal roofs are easy to maintain and require very little upkeep. They can also be easily washed as needed.

The Benefits of A Metal Roof

Metal roofs are also a great option for homeowners looking to benefit from tax credits or other incentives. Metal roofs are eligible for tax credits in certain regions, as they have been recognized by the United States Federal Government as an energy-efficient material. In addition to tax credits, many homeowners can also take advantage of rebates and other incentives from their state and local governments.

Moreover, metal roofs are virtually maintenance free so you won’t have to worry about repairs, or cleaning. Additionally, metal roofs are recyclable making them an appealing option for eco-friendly homeowners.

Finally, metal roofs increase the overall resale value of a home considerably so when the time comes for homeowners to move, they can rest assured that their investments in metal roofing will pay off.

Metal Roofing vs. Shingles

Metal roofing is a wise choice when compared to traditional shingle roofs. Metal roofs are more durable and require less maintenance than shingle roofs. They can also withstand the elements better because they don’t have seams that can be penetrated by water or wind. Metal roofs can be installed quickly and efficiently and are available in a variety of colors and textures that can enhance the look of any home.

Metal roofs are also more energy efficient than shingle roofs. Metal roofs reflect heat from the sun, and the lack of heat buildup eliminates the need for an attic fan. This helps keep energy costs down in the summer months.

Finally, metal roofs are more environmentally friendly than traditional shingle roofs. Metal roofs are made from recycled materials and are 100% recyclable when they reach the end of their life. They require less energy and resources to produce, and they last longer than shingle roofs, so less material is being used and discarded over time.

How-To: The Easy Guide to Calculating Proper Attic Ventilation

5/20/2023

Unlock the Secret to Optimal Home Comfort with Our Step-by-Step Guide to Calculating Attic Ventilation - Say Goodbye to Stuffiness!

Picture
Attic ventilation is a crucial yet often overlooked aspect of maintaining a healthy home. Proper attic ventilation helps regulate temperature and moisture levels, prevents mold growth, and prolongs the life of your roof. However, many homeowners struggle with determining how much ventilation their attic needs. With this easy guide, calculating proper attic ventilation has never been simpler.

Understanding Attic Ventilation

Before diving into calculating attic ventilation, it's important to understand what it is and how it works. Attic ventilation allows for proper airflow throughout the attic space, which helps regulate temperature and moisture levels. A balanced airflow is key to ensuring adequate ventilation.

Without proper ventilation, hot air can get trapped in the attic, leading to high temperatures and increased moisture levels. This can cause mold growth, damage to the roof structure, and higher energy bills. On the other hand, too much ventilation can result in energy loss and a drafty home.
Picture
How to Calculate Attic Ventilation

The following steps will help you determine the amount of ventilation required for your attic:

Step 1: Measure Your Attic Size

You'll need to measure your attic size to determine how much ventilation is required. Measure the length and width of your attic and multiply the two numbers to get the total square footage of your attic space.

Step 2: Identify the Type of Attic Ventilation

There are different types of attic ventilation, including ridge vents, soffit vents, gable vents, and turbine vents. Each type has its pros and cons, so it's important to choose the right type for your home.

Ridge Vents: Ridge vents are installed along the peak of the roof and allow hot air to escape through the ridge. Ridge vents are a popular option because they provide a continuous source of ventilation and are relatively easy to install.

Soffit Vents: Soffit vents are installed in the eaves of the roof and allow cool air to flow into the attic. Soffit vents are an excellent choice for balanced ventilation because they work in conjunction with ridge vents to provide a continuous source of ventilation.

Gable Vents: Gable vents are installed along the sides of the attic and allow hot air to escape through the gables. Gable vents are easy to install, but may not provide as much ventilation as ridge or soffit vents.
Turbine VentsTurbine vents are installed on the roof and use wind power to circulate air through the attic. They are effective at ventilating the attic, but can be noisy and difficult to install.
Picture
Step 3: Calculate the Number of Vents Needed

Once you've determined the type of attic ventilation you'll use, you'll need to calculate the number of vents required. The general rule of thumb is to have one square foot of ventilation for every 150 square feet of attic space.

For example, if your attic is 1,500 square feet, you'll need approximately ten square feet of ventilation. If you're using ridge vents, this would equate to ten feet of ridge vent. If you're using soffit vents, you'll need ten feet of soffit vent along with ten feet of ridge vent for balanced ventilation.
Installation and Maintenance Tips
Proper installation and maintenance of your attic ventilation system is crucial for ensuring optimal performance. The following tips will help you get the most out of your attic ventilation system:

Installation
  • Ensure your attic is properly insulated before installing ventilation.
  • Install vents evenly spaced along the roofline to ensure balanced ventilation.
  • Seal any air leaks in the attic to prevent drafts.

Maintenance
  • Clean your vents regularly to prevent debris from obstructing airflow.
  • Inspect your vents annually to ensure they're free from damage or wear.
  • Replace any damaged or worn vents promptly to prevent further damage.

Benefits of Proper Attic Ventilation

Proper attic ventilation offers numerous benefits to homeowners:
  • Reduces energy costs by promoting better temperature regulation.
  • Prevents mold growth by reducing moisture levels in the attic.
  • Increases the lifespan of your roof by reducing temperature fluctuations.
  • Improves indoor air quality by reducing the risk of pollutants and allergens.

Conclusion

Calculating proper attic ventilation may seem like a daunting task, but with this easy guide, it's a breeze. By understanding the importance of attic ventilation, identifying the type of ventilation needed, and calculating the number of vents required, you'll be well on your way to a healthier and happier home. Proper installation and maintenance of your attic ventilation system is crucial for optimal performance and long-term benefits. Enjoy the benefits of proper attic ventilation by following these simple steps today.
