The Importance of Roof Maintenance & Annual Inspections
Getting an annual roof inspection is important to ensure your roof is maintaining its waterproofing capabilities. On an asphalt shingle the asphalt is the core of the waterproofing aspect of the shingle. Granules on the shingle not only provide the aesthetic appeal on the shingle but also protect the asphalt from the suns damaging UV rays. Checking on the granule retention and making sure key ares of your roof such as valleys and behind skylights or chimneys helps to ensure the shingles will last as long as possible. Neglecting proper maintenance can lead to premature deterioration and damage that reduces the useful life of the shingle.
Many home and business owners are not aware that roofing manufacturers require yearly maintenance in order to honor their warranties. Technically if an issue arises on your roof that is a potential warranty claim and you do not have proof of roof maintenance they can deny your claim based on the fact that you have not met their maintenance requirements. This is a relatively unkown fact in the industry!
Not A Green Roof
Have you seen the "green roof" in the picture above. In case you were wondering this naturally watered garden has received enough water this Spring and is ready to give us a nice harvest! All joking aside this picture certainly reflects a lack of maintenance. As much as we love our green roofs in Washington State letting your roof go until there is a great soil bed for plants and trees to grow is not recommended. We will be tearing this roof off and replacing it later this year. And we promise no trees or vegetation will be harmed in the process ;).
